It sounds good, of course, and we’re proud of it. But what does this look like in practice?

ManCo Property Services Weatherization Program Goals

We are implementing some new programs, policies, and processes that we expect will establish a benchmark for environmentally conscious property management and residential resources. Here are our program goals for weatherization practices:

  • Reduce our dependence on fossil fuels while reducing energy costs.
  • Improve the energy efficiency of the ManCo office environment.
  • Educate and enlist owners and tenants to participate in this effort with us.
  • Promote an ongoing relationship with Miami Valley Community Action Partnership to perform energy assessments of the rental properties we manage. 
  • Encourage and assist tenants where appropriate to apply for weatherization subsidies in their rental homes.
  • Improve the asset value of managed properties.
  • Make rental properties more desirable and affordable.
  • Identify and train maintenance personnel to be certified energy assessors and installers.

We are especially excited about the partnerships that can come from these goals. We’ll do a better job of meeting them when we know that our owners, tenants, community partners, and maintenance vendors are committed to the same processes and outcomes that we are.

ManCo Property Services Solar Initiatives

There’s a lot of talk about solar, and not just in the rental industry, but throughout the many discussions that are taking place around sustainability and greener opportunities. Let’s take a look at our program goals in terms of solar energy and what it means:

  • Reduce the dependence on fossil fuels.
  • Reduce energy costs specifically associated with the office function.
  • Redesign our electrical delivery system to improve efficiency and to provide for expansion which can support public car charging stations on the ManCo campus.
  • Develop an understanding of the process and design of solar systems for future education of rental property owners.

Again – we believe that all of this is possible, and the sooner we can get more people on board, the sooner we’ll be meeting the goals we’ve set. 

ManCo Property Services and Electric Vehicle (EV) Charging Stations

Electric vehicles are growing in popularity.  You’ve probably seen charging stations all across Dayton, and we want to provide the same level of service as other business owners. Here’s our plan:

  1. Encourage the transition of employees and the public to electrical vehicles use.
  2. Install (2) on-site charging stations to provide employees with means to charge electrical vehicles
  3. Make an application to AES for funding assistance to create public access to charging stations.

Employees who need to charge their electric vehicles will have the opportunity to do so. And, our goal is to provide a similar public benefit.

ManCo Property Services and the Urban Meadow Program Goals

We know that well-landscaped properties attract more attention, a better public perception, and higher ROI. So, we want to contribute to a more beautiful area. We’re calling it an Urban Meadow. 

The plan is to beautify the area in the following ways: 

  • Convert blighted housing and empty/abandoned lots into meadows that will evolve over time with an increase in the variety of wildflowers, grasses, birds, insects and other pollinators. 
  • Bring neighbors together and encourage community pride.
  • Develop a master plan that incorporates signage and artwork to educate the public on the meadow’s goals.
  • Improve the ecosystem by increasing biodiversity: a diversity of plants and flowers will encourage bees and butterflies to pollinate, serve as a feeding and nesting habitat for migrating birds, and provide critical habitat for native flora and fauna.
  • Improve the environment by increasing air quality:  green areas within an urban area are well documented to sequester carbon monoxide, improve local air quality, and counteract the urban heat island effect of increasingly higher temperatures. Also, a reduced mowing regiment will decrease the associated emissions from using lawn mowers or weed whackers.
  • Improve the ecosystem through increasing storm water retention:  better infiltrate storm water runoff back into the ground while also reducing problems associated with soil erosion.
  • Economic savings: reduced mowing regimen will result in less money spent for fuel and human resources and wear and tear on equipment.
